Every home that is listed for sale should be ready for a home inspection. If you’re in the process of selling your home, make sure it can pass an inspection with flying colors. Your buyers could (and should!) base their offer contingent upon the results. Here are a few key areas to hone in on.
Electrical issues. Electrical problems can creep up on any home. Your home inspector will pay the most attention to the outlets closest to water. Your bathroom outlets, among others, should have ground fault circuit interrupters on them. If they don’t, your home may not pass inspection!
Rotting areas. Rotting areas are never a good thing and can sometimes be a red flag for mold. Rotting can also be a sign that your structure isn’t as solid as it once was. Take a look at your roof and roof shingles to see if anything looks out of place. If there are any major signs of rot, your buyer may try to ask for a discount or withhold their offer until the problem areas are fixed.
About that mold…If there’s mold in your home, the inspector will find it. Mold is a serious issue that may cause your buyers to flee. Mold can not only be pesky, but also dangerous. Don’t underestimate the problems and headaches mold can create.
By honing in on these problem areas and ensuring that your home is in the best shape possible, you can complete your home inspection worry-free.
